You may like your tenant but she is responsible for her guests and therefore she is in violation of your contract.I would suggest, if you do not have it already to start including a medicinal marijuana addendum or generic drug free addendum to your lease contracts. 

The only other thing to have handy are your LLC articles.We use a platform that permits multiple LLC's and multiple share accounts to be viewed on the same screen...we can keep everything organized across multiple LLC's and multiple checking accounts attached to projects or properties.The other thing I would encourage would be the ability to originate ACH's...very convenient.

The free version is free except your tenants pay $2.50 ACH fee.

Combining them will just cause a lot of head aches in the future. 

But hey... renting is pretty head-ache free, other than the annual rent hike-ups. 

There are other ways to get the medicinal properties without smoking.
