You might be thinking setting up something that makes sense to you for one deal.Bigger picture is family, friends, etc. unless they are ultra wealthy are pooling limited funds to possibly invest with you so one and done or maybe a second property etc.The accredited investors who make large amounts of money each year and already have high wealth can many times be a constant source of funds for deals.

Not knowing how you're going to finish the 22-story ultra-modern high-rise is a bigger problem, but it's also a better one.

A 10 year balloon would be ultra rare unless (a) you have a rock star relationship, and balance sheet with your bank or (b) you can broker the loan into a CMBS product (this won't happen in the sub $1M category).If it makes sense to refinance now into another 5 year then by all means do it. 

I like this idea as a theory but is there an ultra conservative compromise, say 50% LTV?
