The only thing i could ever figure is that water got trapped between slab and the plastic that goes down at construction and just slowely mitigates out, which might mean no water sensitive flooring for quite some time.

I currently use Buildium, but they continue to raise their prices while being very slow on adding new features.

I want to get started,  but I want it to speed up my investing ability,  not slow it down.  

IMO, getting your license in order to invest is the slow way.

Your best answer may be to slow down and solve some of your "deficiencies".

The street is currently experiencing a slow turn around of renovation so it is an up and coming area, although more slower than other popular areas in Indy. 

I wouldn't become an agent first, that would just fill your head with ways to complicate and slow down the money making process of being a successful investor.
