( a derivative of Warren Buffett's quote) Simply put, they are being taught or they assume, that they need no money, they have little proper training, can make a fast buck and not escape the consequences.

Multifamily property values are determined by Net Operating Income (NOI), which gets divided by a market and asset-specific capitalization rate (cap rate) to derive value:Property Value (PV) = Net Operating Income (NOI) / Capitalization Rate (Cap Rate)If both revenues and expenses are increasing at the same rate, which is unlikely because rents generally outpace inflation, NOI will increase because operating expenses for apartment buildings are typically 50%+ lower than revenues.

There is so much money backstopping the banks (protecting them) that things banks ordinarily would not do, as being too risky, are no longer risky to them because the government protects them and insures them3, Bankers make money in exotic derivatives like Mortgage Backed Securities, (MBS) Collateralized mortgage obligations (CMO) and tranches rather than in lending and banking services.

Using leverage in your IRA is:A) Doable in the right circumstancesB) A touch more complex, due to the requirements of the loan being non-recourse and the UDFI tax that applies to the percentage of income derived from non-IRA fundsC) A very powerful tool that allows you to use leverage in your IRA and obtain a higher cash-on-cash return for your IRA dollars.My suggestion for you at the current time would be to either keep saving those IRA funds elsewhere and work towards building enough to take advantage of the ability to invest your retirement savings in tax-sheltered real estate in the future, or consider a self directed IRA but with a focus on doing things more manageable with your available capital such as short term private loans to unrelated parties for rehab costs, bridge loans to wholesalers, etc.
