It's really not about the money just wanted to grasp if it is still what folks are doing when they meet others. 

Sounds like the trustee is shady, and just grasping at straws.

If you study the rental arbitrage model it will help you grasp the lease and LLC structure.

I just want to educate myself a little beforehand to get a better grasp of everything when I am actually working with my mentor. 

I think I learnt my ropes managing property and tenants but I still consider myself a novice in the deal analysis or micro analysis of markets.Are there any books that you can recommend to get a firm grasp on how to analyse?

Used her on my first cabin.If DSCR is what you’re looking for, I’m currently doing a cash out refi 70% LTV on a 1 mill cabin with Robert Vargas with www.thelender.com they are based out of CA but have a pretty good grasp of the STR market and can use the project income + appraisal to qualify the property.

Overall, just make sure that you have a solid grasp of the market and grounded expectations. 

As I'm analyzing deals and getting ready to offer, I'm realizing I don't have a good enough grasp on the actual upfront costs of purchasing (a little late I know).

I cant grasp the refinance and cash out portion of this strategy.
