@Steve Bush Hey Steve, there are still restrictions throughout riverside, but Temecula Wine Country is not restricted as far as I know for short term rentals.

Newer ones (2008+) are suffering from seasonality now but will pick it up in Q3-Q4: if you look at historical data, Miami Dade county has always had seasonality low volumes during summer time, due to hurricane season, holidays and less tourists visiting.

If you have great documentation W-2 type income and you are not looking for the exact same thing that everyone else is looking (eg, a condo in a tourist area that won't allow airbnb's anyway) or a small multifamily in metro San Juan) then you may be in luck.

I forget the number right now but if you are within I think 5 days from sale date the lender isn't obligated to reinstate, but still may.You may be able to delay the foreclosure by simply asking for more time, you are now the property owner and have some sway.A couple observations:You don't have title insurance as no title company will insure a trustee's deed in CA, so that won't help you.You won the auction based on your commitment to occupy the property (SB1079), so this is not a quick flip.To buy time and delay foreclosure you can file a stripped down bankruptcy.You can't stop payment on the 86k wining bid since you paid cash at the trustee sale.Generally trustee sale buyers don't have a real good feeling for the property condition, unless you do for some reason, so this is a wild card.

I haven't seen much of a slowdown on Gulf Blvd this year.Cape Coral used to be awesome year around (we had several strs there) with Euro tourists in the summer and US vacationers in the winter and spring.
