Pocket listing are usually advertised that way to give the appearance of a good deal for the unsuspected buyer. 

It makes me feel like these meetup groups, BP, seminars, etc are more tools that are used for some people to prey on unsuspecting folks that are trying to better their lives.  

Taking my time and getting the buy right has gotten me out of many trubles when I own the home that just never stops suprising me.It was a bummer I like the house, looked like the previous owner used it as a triplex and did just enough to make a bad floor plan and is now selling it to some unsuspecting "investor" ,  Thank god it won't be me.Jim

I don't like to generalize about any cities because most cities have their good areas and bad areas but Stockton in general is a very depressed city riddled with gangs and crime and that's where most unsuspecting people end up buying in Stockton.

The real answer is "we lived here because it was fine but we wanted to create a problem so we pretended there was one, or 300, just to get out of paying rent and being responsible until we moved on to the next unsuspecting landlord" but of course he or she won't say that. 

This is my intellectual and copyrighted property sold by a website that steals credit card info from unsuspecting good people like yourselves.  

@Sandy Uhlmann  think this through... who is going to make money on this deal... its the one selling the note to you right.. they shift what is a pretty complicated process with very small dollars from themselves to you... they make their money and never do the heavy lifting they switch that to the unsuspecting and beginners in the market place.. who I suspect many will just walk away and call it a learning experience.There are too many other GOOD and safer and far less complicated investments for one in my mind to remotely consider this..

Unlicensed brokers have NO oversight, NO licensing, often NO education, often NO morals, and prey upon the unsuspecting.

just dream merchants sell old dreams to unsuspecting public and dreamers of richs for little work. 

He would not be listing the property after i walked and wouldn't be presenting the low appraisal to the next unsuspecting victim.
