But it's kind of like saying "does anyone want to back me in building a five star hotel" which you're probably not going to get any traction, unless you have a track record of working for a five star hotel developer for a few years and can demonstrate you truly know how to execute that type of development.

All the above will give you, your management company, and/or your collection attorney some traction if it comes time to attempt to garnish wages or tax returns or levy their bank account.Some of the above may sound a bit draconian, but consider that you may have hundreds of thousands of dollars tied up in a property you're turning over for their unsupervised occupancy, and that they can do huge damage to the property in just a few hours.

Generally I think planning for 20% vacancy when starting out is smart as it can take some time to get traction on your property and aiming for 1.5 to 2 times the LTR rate.

I have tried a couple times to get ahold of someone to do this, but I haven't been able to get much traction--I will admit, I quickly get distracted with other things and forget to follow up.Is the right way to go about this just pure persistence, or have others had success buying from large corporations like railroads?

There is also a fair out of traction you can get by some deals that could be quick flips/wholetails that are on investorlift ...dont be afraid to offer 20-30% less than what people are selling properties for.

I have them on Airbnb but get very little traction there; its not set up for RV only and lots of questions come in; they think there is an RV already.
