Maybe not as bad if not in a beach town?

Are there certain areas of town or types of properties you want to focus on?

I've been looking at a lot of smaller towns around Cleveland, Ohio and have noticed there are a lot of seemingly decent cash flow properties, but more around the 1.5-1.8% rate.

Unless new companies move into town and create replacement jobs, all that will remain are lower-paying service sector jobs.

With Detroit experiencing 20% appreciation in home values for both 2023 and 2024 I will continue to invest in Mo Town for quite some time 

Last week,my sister was at a meeting with the Mayor of the town these two men live in and he knows both and said he could get them served.

I’m thinking about 1031 exchange , the town is a sleepy town , the same contractors and good tenants don’t last that long 

It is in a desirable area of town, in the same sector/neighborhood of properties ranging from 500k-1.5million.

They have most likely the same character of the people who enjoyably watched innocent African Americans hung and burned in town square, making them feel joyful.
