Then I get the prospective clients making 6 figures on their regular job but they're still swapping out doors on kitchen cabinets or fixing toilet guts in the evenings and can't see the forest through the trees yet. 

@Yixiong Pan - If others have the cash to put into deals it sounds like you could form a JV partnership with others where they bring capital and you operate the deal and come up with a split of equity of the purchase.

I bought leads from Realtor.com for a year...2 panned out into closed transactions, so I guess I broke even. 

You don't want a call from a guest that a toilet is running and you have to pay a plumber to repair just that.

Inspectors can be lazy louts who are just working toward retirement or they can be so picky they fail rentals for the smallest of issues, including dirty drip pans on the stoves and mildew around the tub. 

At first, it did look good on paper when I ran the numbers, but now owning them for a couple of years it didn't pan out how I imagined.

I think it's okay to not have a deluxe backyard, see what the market is demanding.We didn't want to or have the funds to do a full renovation, Here are some things we did when we got our primary ready to rent:-Tore out fiberglass tub and surround in master bedroom-Had new tub and tile surround put in (felt nicer for primary bedroom suite)-New toilets and all new faucets-Hired guy to resurface all kitchen and bathroom countertops-Took down popcorn ceiling and had resurfaced/ painted-Neutral paint and trim throughout (had different colors all over prior)-changed out washer hook-up valves to prevent issues Things I wish we would've taken care of:-regular yard maintenance hired out and baked into rent-LVP flooring throughout (kept mix of tile and carpet)Just did final walkthrough and got keys this morning for tenant moving out.
