I've added a ton of sweat equity. and still am today.

None of these strategies are new, all existed when I purchased by first investment but none were as popular as they are today.

However, today an application came through that meets our credit score cut off, but this person has NO credit cards, has closed all of the accounts, and has a bankruptcy that was dismissed in 2023 (not quite sure what that means).

This is more common in today's market and often allows the seller to get a higher sale price than if you were to go through a bank/SBA loan.

I'm not saying one shouldn't seek advice and learn up before taking a giant leap for mankind, however the importance of ACTION, itself, I can't stress enough – especially in today's world of information overload.

Therefore it is in their best interest to grow as fast as possible at the detriment on investors. 

Today I'd say buy a condo in DC for a discount, tomorrow that advice may be different. 

I’ve looked into blanket loans before, but I’m curious about how they’re shaping up in today’s market.
