I'm a beginner as well, but have been reading this site enough to see the recommended (over and over) approach is to leverage your presumably un-tied-down youth to move every 2 years, each time using 3.5% down payments to buy multifamily buildings / house hacks. 

I can't speak for all but every PMc I have seen promoting some really low Tenant Placement fee, also has the rainbow of tie-in revenues, namely maintenance.

Some investors I know have second-guessed pulling from their 401k when markets rebounded stronger than expected.

The whole WaMu fiasco was directly tied into it.

I agree with you that I would not want to tie up all that money in home equity when it can be working for you to make more money.

So I am not tied to a specific area.

But I would say to be open to having more than one partner in the deal and to outline an exit strategy so they know how long the money would be tied up for.Good luck to you.
