I would also like the "scary man" to be available to go with me when meeting prospective tenants, or having to personally interact with tenants...obviously this should not happen very often  (Don't want to be a lone female dealing with strangers)  However the manger would have very little to do a so much can be managed on the turbo tenant.

Investment growth is tempered by your risk tolerance.I don't recommend asking a bunch of strangers (us) what to do with $10M in real estate and then doing it.

If you can't pick up the phone and talk to strangers you are not going to get a deal.

Contracts found on the internet from strangers are often dated, not in compliance with your local laws, or plain trash.
