Also do not deal with tenants, toilets, termites, maintenance etc. 

They may end up wealthy or (more likely) they will watch the value go down the toilet.

The 1 bathroom has the major leak at the toilet which is causing major damage under the floor.

No holding cost, no tenants, no insurance, no leaking toilets.

Guest runs out of coffee, runs out of toilet paper, needs more towels, etc, we can usually get them any of these things in under an hour with the delivery service, and for much cheaper than the typical service call to try and have your cleaner stop by.

When you choose a living situation with other people above, below or beside you that share walls, especially an older building, you should not be surprised that you may hear babies cry, toilets flush, alarm clocks, phone calls, etc.

Every area I know has gotten worse and worse and worse on it.Fifteen years ago,  when I was buying, rehabbing houses and holding, I oculd hire a licensed contractor and they were able to change toilets, faucets, even water heaters.

I feel it is too big of a risk for the seller to damage the work you have done or decide they don't want to move and then squat in your house.
