By the time you average out the California with the Midwest and the East Coast - it does not make sense anymore.Even my local markets behave so differently: in some parts of Milwaukee we have some inventory (about 2 months worth), in Cedarburg houses sell within 24 hours (right now, right after Thanksgiving, "slowest time of the year") while Mequon has a two year supply of mansions for sale that nobody wants.

My leases all say the stove and wall unit AC are provided as extras, and if they break the tenant is responsible for replacement....HOWEVER...I hit the tenant lottery like 3 years ago...and my slowest tenant pays about on the 2nd day of the month, and no problems...sooo...I've replaced two stoves on my dime, because these people are good, and i want them to stay.
