What I have not done, put vinal siding on, never laid formica, never cut granite, not a cabinet maker but I built inset boxes/cabinets, never did log siding or logs, no real slick concrete finish, no foam insulation work, no hvac except ducts hung, and other odds n ends, so lots I never did.

@Michael B.thanks for that idea, I have the kick plate removed, and we are running the dishwasher right after dinner, rather than scheduling it for around 2 am, and so far its working through this latest polar vortex.The kick plate had a lot of foam on it, I guess its mainly for sound insulation, but I suppose it was keeping the heat out from under the dishwasher, and the cold air from the outside wall was enough to stop the pump from operating?

They don't like them and will leave.2) Put lights up the attic and leave them on, they don't like light.3) The most important is, get some Great Stuff spray foam, they kind that cures hard and fill every opening.

Skip tile and w/ cheaper flooring... you probably could shave 5k off that budget and save the bigger remodel for when you put it on market.
