Economic resilience: The Midwest's diverse economic base, including agriculture, manufacturing, and emerging tech sectors, provides some insulation from market volatility.As an active investor in Wisconsin and Minnesota I have seen a lot of great growth from appreciation and rent.

The cat is out of the bag in the MHC sector and this has caused prices to reach historic levels.

So as far as I am concerned, I can only speak to the rehab part, it is a little off or light, also it may be that I come from commercial/government construction sector, so that might affect my opinion.

If this was the private sector half of them would be fired.

There are also banks that are staying away from office + retail even though retail sectors seem to be not hit as badly as everyone thought they would be. 

From my research, townhomes appear to have lower maintenance costs compared to single-family properties and potentially offer higher cash flow.My primary goal is to find avenues to park money while also building wealth, achieving high cash flow, and growing in the real estate sector.

While the overall real estate market fluctuates, pinpointing specific trends within the land investment sector is vital.
