They are very likely to respond, but keep in mind you can't get dollars from a turnip.My experience is wear and damage are higher with some S8 tenants and not at all with others, just like regular tenants.

Well it sounds like this would-be deal is uniformly looked at with suspicion and concern from those of you responding.

@Chris Seveney While I'm not at that level to be able to provide personal experience I will follow to see what others respond with.One question I would have is, 'What is your current loan volume today?'   

You give vague answers to specific questions.For example, when someone asks about potential rent, and they provide enough information for you, don't respond with an extensive range.

If the tenant complains there is no heat, you should respond.

Developers, builders and other local experts with that city in their keywords will see your post and respond. 

I give them a deadline to respond, very clear terms of how we will move forward with the option they choose, and I make it clear this is my final offer.

The BEST lenders I have ever worked with (as a borrower) are, as you say, quick to respond, reliable, honest, and never leave me hanging.
