Even though the lease says it’s her responsibility, if the previous landlord was paying it, there may be an expectation you’ll continue until this is resolved in court.

It would be no problem to re-consolidate them as long as the 1031 calendars are compatible.

Hello @Kenji Tominaga,Agreed with @Chris Seveney regarding having the owner offer cash for keys.Since there aren't many options on the market that can compare to the deal you have in place, I'd recommend waiting it out (if possible).Chances are, the value of the subject property will continue to increase while you wait for the tenant issue to be resolved.

Hi Rena, gr8 way and good entering point to resolving financial issues. 

If one resident relapses or brings drugs into the house, the residents resolve the situation themselves, usually by requiring the offending resident to leave for 2 weeks before reapplying for residency.

Hopefully you resolved your issue, if not this is an easy fix.Your ends are going towards the wall because you don't have a space that allows the flooring to go towards that wall.  

In every deal there are issues to work out and it's up to you to decide if you want to resolve the issues or move on to the next buyer.

It's 10 percent down at time of win and then the rest cash within 10 days and often they can sell out from under you the underlying obligation which can resolved before you take the property.
