Technically there would be 8 vacancies if you included the single family home that the onsite managers live in for free.As far as re-occurring expenses, the landlord is currently paying for the water/sewer (I believe it is on city water/sewer but going to confirm), as well as trash pick up. 

Is this the interest reoccurring?

I will need to do some research and see what, if any, fees are associated with collecting these types of reoccurring payments. 

Made closet bigger with space and eliminated a costly and reoccurring hole in the roof.  

Not sure of the reoccurring evaluation standard if that is once a year.  

@John Underwood thank you for your suggestion, that’s a common reoccurring theme of starting at wholesaling in the beginning.

However, if this is common and reoccurring I would probably do a lot more.

The base membership is almost a money loser with gyms running constant specials to get people in the door and reoccurring revenue no matter how small it is to keep the lights on.Even post Covid a gym will be one of the last places for most people they will try to go back to.

Anthony, what I meant by that statement was that there were some kind of bugs in there when I moved in that had bit me, and it seems to reoccur each spring but I had sprayed myself.

But I'm no expert on that, maybe it is just a common reoccuring cover story ;)
