As long  the tenants pay the rent each month, increasing their rent will be very tough and getting them to leave will be extremely tough. 

At annual rent increases, I do scour Zillow for market rents in the area, which I share with my tenants.

I still think it is a good area to invest in despite the increases in cost.  

Only renting out an ADU on that property. 

I rent through Furnished Finder which has a standard rental contract. 

That creates a really nice price / rent ratio which is favorable for investors looking for cash flow.
