I'm applying for my California real estate license right now and I want to invest in an out of state home (maybe Pittsburgh, Alabama, etc --- lets assume the state does not have a reciprocity license).

To my knowledge (from a meeting with the housing court judge, actually) all time frames are reciprocal, so those imposed on tenants are same for LL.

(if you meet those requirements) PA and MD are reciprocal tax states but this does not apply to rental income.
