I'm applying for my California real estate license right now and I want to invest in an out of state home (maybe Pittsburgh, Alabama, etc --- lets assume the state does not have a reciprocity license).

Once I got behind it I used a reciprocating saw to separate the cement etc from the studs.

I'm just curious and I wonder will a tenant reciprocate and share in one of your hardships i.e. mortgage late fees ? 

Landlording is a people-business and the relationship is reciprocal. 

If you are, make sure that your state and the state you’re planning to move to have reciprocity, or you will have to get licensed in your new state.

That is of course if they are willing to reciprocate.

To my knowledge (from a meeting with the housing court judge, actually) all time frames are reciprocal, so those imposed on tenants are same for LL.

Call that person again for a quote on the next property, I bet you will get a great response and attention to detail, because you have proven to the GC that you value their time and they will reciprocate.

(if you meet those requirements) PA and MD are reciprocal tax states but this does not apply to rental income.
