The development i'm talking about is taking raw/un-entitled land and turning it into a larger development with finished homes/townhomes/multifamily.For example, we have a few projects (40-50 acres) that we've been working on for over two years that have another 6-8 months until we are able to move dirt.

Mainly raw land with utilities already on site, or properties that have been vacant for 10+ years, that would be a 50/50 on demo or rehab.The other fun fact that I learned at the sale: the tax foreclosure only wipes out the tax included in the judgement years.

I'm not going there because it too would be a complete waste of time and money, but if you are really wanting to "catch a bad guy", that might be a more fruitful route.
