Going to find seller financing deals with 0-10%, finding limited partners who want to double their money in 2-3 years and cover all cost, pure sweat equity.If i close on a multifamily thats worth $1m now, 10% down seller financing so bank isn't involved, after value add it's worth $1.5m, that's a 5x on cash.

I had read 50% is a fair number to use for calculations which would raise the NOI by, drumroll...15%, but this is purely speculative) and perhaps the funds or energy to go through an upgrade if they're looking to get out of it anyway.

You can report it to your state AG, but if there's no wholesaling legislation on the books in this state, then it's purely a contract dispute.
