@Jason VanterpoolJason,You're going to have to wait the prescribed seasoning period if you want to use conventional financing. and the few national lenders that do portfolio loans require seasoning as well.

Obviously, everyone is unique, and I would hate to prescribe a yay or nay for me, that could be a slam dunk for you.The only advice I can give to investing out of your market is: Make sure you have a team/people in the area.

When you decide to move out, as long as you have met the guidelines prescribed by the original loan and lender, (usually a year, but check to ensure you meet the requirement), then you can leave that loan in place.

If the will prescribes the property can not be sold, then she could not convey the deed or enter into a contract that conveys the deed like a contract for deed or lease option.

I am not an advocate of the 50% or 2% rules of thumb as prescribed by many but since you plugged in the actual  insurance and taxes, which is what I always use, this seems to be good on paper.

So it's lien free without the trustee's deed, but you're covered from date of sale once the deed recorded (within the prescribed 15 days.....I think it's 15 days?).
