Hey @Andrew Self unfortunately, Bigger Pockets doesn't have a way to sort lenders by # of BP references or google reviews but I highly encourage you to research ours.

The last deal I did like this, I bought a $145K home with about $10,000 out of pocket for repairs & closing costs

I actually have two south side chicago properties right in that pocket of Greater Grand Crossing.The key here, more than anywhere else, is proper tenant screening and property management.

You have pockets that are fine, but a lot more is needed for the city. 

You don’t own the property, you don’t have legal or financial exposure, and you can walk away if things go south.But if you mismanage the property, your friend is the one who:Loses money from unpaid rent and legal fees.Pays out-of-pocket for tenant damages.Faces lawsuits or fines for non-compliance.Deals with the fallout of a bad reputation.What Your Friend Should Do InsteadHire a licensed, experienced property manager who knows Texas laws, tenant screening, and maintenance management.If you want to be a property manager, get trained.

Could work well in Cleveland’s vibrant pockets.

There are some nice pockets in both Chandler and Gilbert that do well as short term rentals.
