I always thought that was an option if the owner wanted to bring the house out of the flood zone by getting some sort of elevation certification saying the house itself is above the 100 year flood plane and therefore does not need flood insurance.

Also own some rentals in KCMO, but don't reside there.I need to catch that plane cause most of that went right over My head!

I hope that someone will know about this other programs and to get your guys feedback since I am planing on getting better in organizing our spending and savings for the next deal.  

The risk levels, the work/effort levels, the capital levels, and the skill levels required are on two totally different planes.

You can learn a lot from those while driving in the car or sitting on a plane.

We're 70% surrounded by flood planes and the land that is build-able is going to be extremely tough to get from the farmers owning it, plus the 2+ years to get the city to build infrastructure to it.

The other cities work too, but this one wouldn't require a plane ride.

When I travel to Hawaii, and spend a day or two looking at potential investment housing...even if I don't buy anything...that plane ticket is a deduction.I'm going to assume you're a smart guy, so as you know, there are numerous methods to get around paying taxes on your real estate income.
