She's a rescue and has separation anxiety.

Yesterday he came with a pet dog who’s about a month old into my building and into his room… when I told him that we cannot have pets in the building he said that it’s not a pet, it’s a service dog that he MUST have because of his anxiety issues and that I’m not legally allowed to question him about it nor deny him access..I’ve asked him for documentations stating this and he said I’m not allowed to ask for it either…What am I supposed to do here in this situation 

I still think I overpaid but the anxiety the last couple months was worth it

Sounds like having an experienced mentor really made a big difference but even though how did you overcome the anxiety that I'm guessing was present. 

I do think I was taken advantage of to an extent, but the amount of stress/anxiety I was feeling from the situation made me take the quickest and easiest action to get the situation behind me and for that I am happy I did it. 

After legal negotiation fees, double closing costs, and a month of nerve racking anxiety, we got the Seller to close!

The type of seller financing isn't discussed on here enough.With a note and deed of trust / mortgage from the seller I generally pay 6% with 10% down, providing  references and utilizing a note servicer to reduce seller anxiety. 

Usually, any wholesaler would be HAPPY about this, but I feel a sense of tremendous anxiety because I do NOT want to wholesale this.

Trying to make every deal a homerun deal can be overwhelming and create a sense of hopelessness and anxiety.

With the holiday's here now my anxiety level is rising.
