You may pay surcharges in some places and in other places again you may have 1-2 choices for service  like AC service, vs someplace like Frisco where there are probably 100 AC companies overcharging you for your business.

Like I said I'm renting it out to my mother and am happy with her paying down the mortgage but I don't want to overcharge her but I do want to cover all repairs and miscellaneous expenses.

The owner of next door is a major slum lord, no repairs to the building, overcharges for rent, usually 50% of the tenants are drug dealers.

Seems like a good way to recapture cost of tools if you only use a few times and find for cheaper than a large commercial store that seem to overcharge.

You can see exactly what was used on your job, and you can see if they're screwing you by overcharging. 

Thankfully if you provide a good home and are fair with your rent and don't try to overcharge many traveling professionals will stay a year or even longer. 

I feel like I was overcharged.

Even if you do find a company that is willing to manage that small of a park, they likely won't put much time or effort into it and will overcharge you.
