Even if you rent the unit while an outgoing tenant in still there you need a couple days to flip it for new tenant.  

As far as starting out goes I am starting from the bottom.  

Start running deals if one stands out go look at it if you like it jump in.

Just trying to figure out going about it by asking opinions and tips from other investors.

I charge good rents, require steep security deposits, schedule regular inspections, take incoming and outgoing photos, videos, and descriptions, and hold the tenants responsible for every item.

You just need to do your due diligence and if everything checks out, go with what you think is best.

I'd rather put that burden on the outgoing tenant who will likely be more than happy to cover it rather than get saddled with a lawsuit or an extra month's rent.
