While this job could be performed remotely, working with my peers in person for at least a year is important to me.

In 7 months, they have not produced ONE lead to close as guaranteed on their website (Launch Your Leads…LYL) A background  was performed prior to signing up, but we had no idea they were doing previous fraudulent scams under another name called Amplify My Business .

Performed as the GC What was the outcome?

I'm a huge fan of San Antonio as an STR market, but it is, like most "mature" markets, very sensitive about WHAT performs well. 

Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator – so, they often select the first PMC they call or that calls them back!

.- PM is contractually obligated to perform annual maintenance/inspection to keep property in top shape. - PM provides a cash based accounting report every month, for every unit under management, that clearly labels all rent, all expenses, including management fees, and the net directly ties to the amount of money deposited into my bank account.- PM is a licensed handyman, or has them on staff, and takes care of most unit turn work at a reasonable rate. - PM has no breakup/termination fee- PM does not take project management fees, except on large or complicated CapEx projects exceeding $5,000. 

I self perform most of my construction at this point and find it very difficult to make ground up construction pencil in Philadelphia unless I am selling for $400/ft.

These are the top three features I always keep in mind when evaluating a potential property:1️⃣ Location Matters: Properties near attractions, with great walkability, or offering something unique—like a waterfront or mountain view—tend to perform better.

The model you should go with will ultimately depend on what the group is optimizing for (cashflow, appreciation, tax optimizations, diversification, and maybe even a little bit of social value doing something fun, potentially lucrative, and unique w friends).
