For people that want to close and make it pretty/official/permitted/etc once they are owners, the question is "what is the cheapest way we can get this to pass an appraisal without the appraiser calling for a licensed/bonded/professional/whatever to fix things prior to closing?"

I use a channel manager (OR) and it has damage protection built in.

One small tip: keep your communication channels clear and open with your property manager.

Make YT channel for rental listings, upload, put in some effort to do it right and add details, links etc, and than post a link to it in your listing.
