It’s states …An occasional overnight guest is one who does not stay more than seven (7) days every six (6) months.Only persons 18 and older my be added to lease. 

Just have it scoped occasionally to see how it looks and jet the roots out as needed.

Cashflow on long term rentals is still hard to come by, but every now and then the occasional townhome/sfh pops up that actually makes sense and will breakeven with long term rents.

This means a two sentence NDA, not the multi-paragraph or, heavens, multi-page NDAs I occasionally saw.

If they say no, we ask why, and occasionally, we can sway them if there had been a misunderstanding—for example, a lingering maintenance issue that hasn’t been addressed and they didn’t bother to call about.We don’t have time for a deep dive on lease renewals, but it’s definitely worth picking up a copy of Jeffrey Taylor’s The Landlord’s Survival Guide, which has all sorts of tips on getting tenants to renew.

If you only need it occasionally, continuing to rent and write off the costs might be more cost-effective.

So if the payment did not process until midnight but Forte pulled the payment at 6PM (they used to pull ours at 4:30 PM until we changed to to midnight for the reasons listed above) there were occasionally failed payments that the bank would have not known the reason why. 

Although the occasional gut job on a kitchen or bathroom might make sense.

To other points made on this thread, occasionally the juice isn't worth the squeeze.
