@Tim Johnson you might also consider 1031 exchange or Monetized installment sale (deferring taxes for 30 years); when it comes to getting leverage on apartment complexes - it’s has a lot to do with personal relationships; you might want to consider to partner up or work with asset managers

With this approach....My 5 year goal is to aquire 100 units under this model which will hopefully cash flow: 100 units x $100/ unit per month= $10,000/mo NET PROFIT which is a 6figure income and will allow my wife and I to retire from our jobs and both do real estate full time....if I meet my goals then that would be an early retirement from a JOB at only 34.

If your goal is to defer capital gains tax on the sale and use the (as yet) untaxed sales proceeds to buy the business then you can accomplish this with a monetized installment sale.
