Miraculously they came up with an answer on the spot after telling them I had served the tenant with a pay or quit notice: which I explained to the tenant was just a formal proceeding and not to worry as long as they were keeping up on their end.

Since you're converting into a rental, your refi rate will very likely be higher since the bank sees investments properties as higher risk than primaries.If you have a lender you really trust you could talk with them about options but I wouldn't hinge your plan on anything miraculous happening on the bank's end.

I feel like appraisals should be phased out because they don't really do us owners any good, or provide much relevant information.http://www.seattletimes.com/seattle-news/eastside/...This was an interesting article from my part of the world, same houses, all appraised differently by the county appraiser, and interesting when the owners went to the assessor and how it changed.The last house I bought was way under value, but somehow the bank appraiser miraculously made the value to be exactly what I paid for it.
