A few things i've considered doing next is finding a quadplex, investing in an RV park, investing in medical offices.What should I do next?

We now budget for vacations, home improvements, car savings, medical savings, Christmas fund, etc... 

There is a ton of new/newer construction around there that has come online the last 2 years in the medical district and most of those buildings have had real challenges.

The completed expansion is expected to reduce travel time from Mobile to the Eastern Shore, increasing reliability and accessibility to jobs, educational facilities, medical services and recreational activities.

You need a big investment to change this - a college, medical center etc.

They are covering cost of insurance, taxes, utilities and all medical expenses which are rapidly draining their available funds.

During Covid I worked for a Medical Travel company so i would highly suggest with your knowledge to use that in your benefit.

The medical traveler wants to work at the local hospital.

FF does better if near any major medical facilities.
