I was wondering if most wholesalers have stopped using direct mail and just moved to google/facebook to find deals?

I have purchased an off-market property from an investor who now wants to sell the rest of his portfolio.

How do you identify emerging markets before they become over saturated?

I called some collection agencies and they basically admitted that for the amount of the judgement, they aren't willing to do much more than call and harass him for a while.

I thought I was buying at top of the market in 2020...and 2022...but prices continue to remain high. 

Also should be a new market analysis every time, and with that comes negotiations back n forth with landlord and tenant.

I suppose I could combine the two ideas and live in a basement while renting out a 2 bedroom home to a traveling agency.
