You have to give up control, pay high junk fees front loaded, potentially have money trapped for a long period of time, etc.

Also that syndication is a whole other beast, and while there are tremendous benefits from starting a syndication, like taxes, acquisition fees, sharing the work load, etc, the risks are that much bigger.  

Even after the 60-day period expires, if tenants need to form a tenant association to acquire the property, the tenants are granted an extra 30 days to do soI don't understand what the next statement means though:  "(After the exercise of the right (which cannot be conditioned on the financial capacity of the tenants)"

I would ask in what capacity he worked with all these celebrities, and why the only mention of it you can find is from his own website and bio.Then on to the actual promise.
