As I grow I will hand over the virtual management duties(90% can be done via phone, internet, and mail) to an assistant and get a broker lined up to do showings based on a fixed rate price to show a unit when needed so I am confident I can put together this structure and meet or exceed the 5% target in the future.

U know when the settlement statement comes in there maybe 1 point but 5k in junk fee's that are disclosed until basically the day of signing as they are not legally bound to disclose all their fee's up front like a NMLS state licensed owner occ loan.

you may find it beneficial to avoid paying lender fees over and over again, on 3 properties though if you go with a lender that doesn't charge a ton of junk fees then you'd save doing it separately.

ADU permit or not; financial implications

With permit, benefits are 1) get depreciation and other tax write off benefits since it’s a permitted investment purpose ADU, 2) probably better for resell value, 3) have a separate address and don’t have to bother sorting out mails for our legal tenant, etc. without permit; benefits are 1) no hassle to get the permit, 2) no permit fees, 3) no tax on rental income (as it is more like a “roommate”)Has anyone gone through a similar situation before?
