We turned the 4 bedroom, 5 bathroom property into a 6 bedroom, 7 bathroom property, plus a caretaker's apartment.  

As someone who did something very similar to this for the last 2 years - rented out my 2nd private bedroom and bathroom in my apartment (rental) furnished to traveling professionals and medical students - I think it's a great idea! 

Usually my agent is the one asking me to how to calculate ARV and find cost to fix the bathroom,etc.

I recently added a half bathroom to existing footage in a unit that is valued over $1k/ft that the comps showed the half bathroom added ~$50k of value.- not sure of your home market but i assume you are choosing ohio for its lower cost.  

stephen -------------Thats easy to remedy , have the bathroom light wired along with the service switch , she turns off the furnace at the switch , she has no electric in the bathroom .

I am under contract for a 3 family home w a very unique set up. 2- 1 bedroom apartments and 3 and 4th duplex which has 5 bedrooms but only 1 bathroom this home is 8 min from Brown University in RI and 10 min from Johnson Wales. (6miles)Do u think its close enough to attract college students especially the duplex? 

It’s a 3-bedroom, 2-bathroom unit that I’ve been living in for the past two years.

Lived in basements, shared bathrooms, dealt with pest problems that preceeded me, etc.
