What do you think the insurers place the money for the cash value in to immunize the risk associated with the liability?

Some have major immune system issues, cancer, etc. 

Oakland County will be immuned except the areas I named because of the nicer housing stock and schools.

Not saying you necessarily think that, but want to make the point since most newbies miss it and some investors have actually deluded themselves into thinking they are immune.

we are not immune no one is myself included.. 

My neighborhood itself is mostly new construction, a very nice and quiet area, but we're not immune to the crime.  

To me, The younger crowd with more immunity will stay on in the city post Covid .

LLC’s don’t necessarily mean protection and don’t necessarily mean taxable immunity. 

@Sam Elder  turn key is simply a moniker there Is nothing special about this.in reality its the business of owning rentals.. how you come to find those rentals is a moot point.Not exactly sure what Ben and Serge's pod cast was describing.. however any rental will have cap ex over time.. turn key is not immune from this.the only properties that will be limited to cap ex are when you buy new construction and you have tenants that are pure as the driven snow..

Having had my health totally destroyed by mold, my immune system severely compromised, and put out of work by mold, I sure wouldn't want that problem, or to risk passing it on to a rentor or a buyer.ofgift
