Most ideal would be seller financing, but open to creative strategies for a cash-flowing property. 

Just because the deal may not fit our criteria, there are many other syndicators that will.I finally decided to make that data available to other sponsors that easily makes up for the time/effort that goes into it.

Engage an investor-focused realtor/broker in your preferred market (this is not a residential realtor) and start 'tire kicking' the market and properties that fit your criteria.

On the other hand, if you're hoping for better appreciation, Columbus will be a better fit.

I wouldn’t yet fit into the ultra wealthy category.

So I get that "lag" almost every time, plus I deal with our corporate bank... so they always have that lag. 

If you are just getting started here in Chicago, house hacking is the ideal situation.
