I could get use to this.Donn't give up hope, continue to talk to sellers, provide them with a proposal/contract offer, control and roll real estate for cash flow or equity, be honest, make full disclosures and the income you are seeking will be yours.Have a plan - don't slow down your prospecting, make many offers all the time, use a Skinny contract.

I still look for bargain properties with equity and still active with my auction company, now all I do is Control and Roll for short term profit doing assignments and flipping real estate, houses and commercial buildings for real short term profit without obligation to settle using no money down formula called "check funds"  for down pmt, with disclosure out clause in my skinny contract agreement (one page).

The neighborhood is a multi-ethnic neighborhood, so there isn't a typical look, other than the fact that they don't look like little skinny white dudes with tattoos running all over their bodies and weigh 110 lbs and the fact that they have witnessed the drug deals occurring right on the street in front of their houses.

From what I have witnessed on crowdfunding platforms, either the sponsor has equity in the deal or the margins are so skinny I can't see why anyone would undertake it.
