It's all about trying to generate income for bankrupt cities/counties, and them figuring out a way to use private property owners homes as collateral on loans (in my opinion) because the cities/counties have -0- credit, and are making a hail mary pass to try to get their hands on money, someplace!

I had some gutters damaged by a hail storm last year, the insurancae company paid about $4.50 a linear foot, prices I heard ran from $4.50 to around $6.50 a linear foot, according to the contractor and the type of gutter used (this is in Dallas)

I'm going to go back to your question about the roof,,,if my inspector says a roof is in good shape, no signs of leaking, being 18 years old doesn't bother me at all, I replaced the roof on my residence last year (because of hail storm, insurance paid for it), it was the original roof from 1986, no repairs ever done, now I have walked away from a deal in part because of roof condition, but not age
