As far as "protecting the buyer" I'm not sure what you mean unless you assigning your buyer back to the seller (we call that an AO if you haven't had a chance yet to read my Amazon Best Seller - Real Estate on your terms).

The key to longevity is that AO or ceramic bead finish over the wearlayer.

That will always work if you order a new appraisal and send them your comps prior ao they know where your head is at.

Sometimes Sellers will not allow showings until they have an AO; I believe the motivation is similar.

Not sure if they operate in your AO.

@Andy MorrisHey Andy, I’m a Philadelphia wholesaler and what I tend to do is take my “Agreement of Sale(AOS)” contract down to my local city hall and record the signed contract with the city; therefore blocking another sale of attempted behind my back.

All 4 units are 3/2's and the seller even raised the rent while we were under contract.I found a great PM in the area and we worked well together during the AOS process.I just want to thank everyone here and especially the crew in the Delray Coffee Club for all their help and support.I am already shopping for my next deal and I won't be stopping there!

If he agreed in the AOS to provide you with a clear Certificate of Occupancy, then you can void the agreement if he refuses to do the work or pay you to do the work by adjusting the sale price.

Mine is an AO Smith and its only 50 gallons, but I can take 3 back to back showers and it still doesn't kick on the resistance heat or run out of hot water.
