I would also personally help someone out for free, but perhaps if you turn a good profit, and this person is helpful, you get them a nice gift card upon completion of the sale as a friendly gesture.

That might be more of a gesture of good faith, or you might be advised to refund the fee because the price changed after accepting fees (different pretense for them paying you) -- again, I'm not a lawyer.

 Unless this agent has been putting in several offers and has been hustling for you- let them know you certainly appreciate the gesture and at this time formal representation is not needed however if the situation arises where you need an agent they'll be the one you contact.

For longer leases, wait and see how they are before you offer a new lease, make sure to get an application from each adult and I pay the background check fee for existing tenants (anyone on the lease) as a gesture of good will- not their fault the building was sold.
