I just appreciate the responses so far and hopefully the back and forth replies may be able to clarify and help investors who want to be more passive than active find investing opportunities that fit their personalities and their goals.

Good to try out a few different meet ups with a few different topics and event structures and see what vibe fits you best.

I was just hoping to transition it into LTR and since we have newer furniture that fits the space well, it just seemed a shame to sell it all to do an unfurnished LTR, but again, I'm having a hard time understanding how logistically some of the details are worked out with that with furniture involved in an LTR.Thank you again for the support!

I'm planning on buying a small multifamily first and foremost so I have a place to live and then will either buy a single family or another multi family depending on what I can find/fits my criteria at the time.

Its enough to find out whether what they own fits what you want o you know whether you want to pursue them or not.

Focus on properties where you can force appreciation—those sitting on MLS too long might not be the right fit.

Of course, there's no perfect right or wrong answer, it will be different for all but make sure you do what is comfortable for you and what fits your goals. 

So rather than go around in circles trying to fit a square peg in a round hole, I wanted to be able to work with investors who had either outlook.

Though I have purchased some with a mix where 330+ days a year, people parked in the driveway and the street except when there were snow bans, but there was enough room to fit everyone in the driveway/parking lot, and that was a hassle to deal with some days.
