Entitlement is the process of getting municipality authorization  to build a specific  structure  on a specific peace of land for a particular  reason. 

It’s cash flowing about $50/month after everything (PITI, flood insurance, home warranty, excess liability & termite protection) - if I got ride of termite it would cash flow $125.

Ask if their handyman is in-house--which I've seen turn into a "charge up to the owner authorization threshold for every single visit". 

I find that putting a utility cap in the lease agreement they sign and calling their attention to it really helps make them more aware that they'll have to pay for excess usage so, fortunately, I haven't had to actually bill anyone yet, but the language is there if I needed to. 

Only if a person has a massive active income, providing for significant excess capital yrly and a sizable tax liability does it make any sense to engage in other focus.

I have been charged twice for the same repair, had repairs done that I did not authorize, had them fail to actually do repairs I did authorize in a timely manner and then blame me for it, had people just forget to respond to me, all kinds of problems.
