There are a few ways landlords can lose money on a rental:  1) Vacancy time.  2) Bad tenants/bad move-outs/tenants who pay late.  3) Overpriced repairs or repairs exacerbated by an incompetent PM. 

This also basically only pays off because of the insane bull market we've been in for a while now, exacerbated by the COVID recovery the market has seen. 

I hope the Bay Area migration doesn't exacerbate the affordability in Sacramento over the next few years.
