Environmental reports...

My suspicion is, the dead guy won't bother to redeem the property.My main concern is environmental contamination.

Because there was a potential environmental issue, I had only one other bidder to worry about.  

Make sure no junk or environmental cleanup needed.

However, my point is that the Micron effect has already begun, contractors, architects, environmental etc have started descending on the area, and need land/warehousing/temp housing, especially since Micron has shrunk it's timeline for the first 2 fabs to four years, to open in 2029, due to Intel and Taiwan getting more aggressive. 

I know I'm not bound by Fair Housing Laws with only 1 property, but it's something I want to be conscious of as I develop my process both for this go around and in the future.

They will like the local sourced idea and energy/environmental design even if it seems dumb.

Think of environmental swift change, tornado, flooding, fire, fixed rental rate verses varied rental rates.

A bigger why than monetary return for me has always been to be a conscious LL and seller.
